Element 5: Unauthorized Building Works
This element is covered by the MBIS.
The scope of identification of UBW shall cover
those erected in the common parts and external walls
of the building, as well as those on the external
ground, open space, gardens, playgrounds, private
streets and access road, etc.
The identification of UBW shall include the following.
- Roof top structures, flat roof structures, yard and lane structures;
- Projections erected on the exterior of the building;
- Unauthorized alterations or additions affecting fire safety;
- Unauthorized alterations and additions of structural elements;
- Unauthorized alterations and additions of drainage system;
- Unauthorized alterations of external walls or parapets;
- Removal or alteration of provision for barrier free access for people with disability; and
- unauthorized alterations or additions to balconies, canopies or other approved projections of the building.
It aims to identify and record all UBWs for submission to BD. UBWs constitute an obvious hazard or imminent danger
to the occupants or the public shall be reported to BD immediately. BD will follow its prevailing
enforcement policy to deal with the UBWs.
